Job Summary

The Sr. Building Maintenance Worker (Sr. BMW), under supervision, will perform semi-skilled tasks on a regular and continuing basis in one or more of the trades. While working independently or as a member of a crew, the Sr. BMW will support personnel in achieving goals through completion of either customer recharge or facilities related construction, maintenance, or repair work. Expected work includes, but not limited to: unclog toilets; perform graffiti removal of building exterior (windows, walls or other surfaces); light fixture maintenance work (through changing of ballast; replace spent (lamps/lights); provide team support by working in conjunction of skilled trades personnel- assist where necessary through guidance; move office furniture (from one suite to another; assemble modular furniture, partitions, or other small furnishings; or move furniture for disposal in support of Recycling); install and support ergonomics; provide assistance by raising or lowering desks; perform steward service to campus with clean-up jobs (remove trash or garbage left on sidewalks in/around campus buildings; remove homeless encampments which may include human waste/feces, wet or excessive garbage or through coordination with EH&S on other items (needles, fresh blood, or medical waste); remove waste and water, mopping restrooms due to leaks or other plumbing issues causing emergency assistance of trades; clean areas through pressure washing of exterior building, windows, or sidewalks); change filters in air handlers; provide assistant to team of engineers, plumbers, electricians, administrative, custodial, recycling, along with other work, as assigned and deemed necessary.

The Facilities Services Department (FS) is committed to creating an exceptional campus physical environment to support the research, teaching, health care and community service mission of the University. FS employs over 465 professional staff/contractors and acts as steward for over $95 million in operating funds and $28 million in capital funds annually to achieve its goals in operating, maintaining, and renewing the UCSF campus environment consisting of 9 million GSF of research, clinical, administrative, and auxiliary services space. Located in the Campus Life Services organization, FS is organized into 5 distinct units: (1) Operations & Maintenance, including Custodial Services (380 FTE), (2) Engineering & Utilities (45 FTE), (3) Infrastructure & Renewal Programs (20 FTE), (4) Customer Service & Technology (15 FTE), and (5) the Office of the Assistance Vice Chancellor (7 FTE).

Required Qualifications

  • Two (2) years' experience performing semi-skilled building maintenance work or one (1) year as a Building Maintenance Worker; or an equivalent combination of education and experience.
  • High School diploma, GED or equivalent.
  • Ability to perform routine lighting installation.
  • Skill in reading Standard English text in order to follow through on written order and carry out assignments.
  • Excellent interpersonal, oral and written communication skills. Must be able to interact professionally with all members of the campus community and the general public. Ability to use diplomacy to handle difficult situations such as complaints from customers.
  • Skill in performing basic mathematical calculations; adding, subtracting, and multiplying and dividing.
  • Must be able to provide clearly written and understandable reports and instructions.
  • Ability to distinguish among colors.
  • Ability to work indoors and outdoors, in wet or humid weather, and in fluctuating temperatures. Ability to work under adverse situations and conditions such as confined spaces, dirty areas and loud noise, etc.
  • Ability to prioritize assignments and complete projects in a timely manner.
  • Basic computer skills to operate computer and learn the use of software programs for work management.

Preferred Qualifications

  • Skill and knowledge in electrical trade. Ability to review entry-level technical data and mechanical and electrical specifications and drawings. Skill in reading project specifications, blue prints, and technical trade related manuals.
  • University and/or Medical Center environment experience.

License/Certification

  • Valid California Driver License.
